CEBU CITY—Colliers Philippines is projecting significant growth in Cebu’s real estate market beyond 2024, with South Road Properties (SRP) playing a pivotal role in the region’s transformation.

At a recent property market briefing held at City di Mare, SRP, Colliers highlighted Cebu’s evolution into one of the Philippines’ most dynamic urban centers. SRP, a 300-hectare development, is set to become the new business and lifestyle hub, featuring a world-class mix of commercial, residential, and recreational developments.

“We see Cebu reflecting the property rebound across the country,” said Joey Roi Bondoc, Colliers’ Head and Director of Research. “Across all property segments—office, residential, retail, leisure, and even industrial—there is tremendous potential for growth beyond 2024.”

City di Mare: The Heart of SRP

City di Mare (CDM), a 58-hectare mixed-use development, is the largest within SRP and embodies a sustainable live-work-play lifestyle. Strategically located, CDM offers optimal accessibility to major transport hubs, including the Cebu-Cordova Link Expressway (CCLEX), Mactan-Cebu International Airport, and Cebu’s international port.

A pedestrian bridge is also set to be constructed, providing direct access from CDM to IL Corso Mall, further enhancing pedestrian connectivity.

Prime Investment Opportunities

CDM presents prime investment opportunities through its commercial lots in the Coastal Block and Greenway Block. The Coastal Block features five oceanfront lots ideal for large-scale developments with stunning views and generous lot sizes. Meanwhile, the Greenway Block offers proximity to a 1.3-hectare Linear Park, making it an attractive location for businesses looking to thrive in a community-oriented, eco-friendly environment.

“As SRP develops, demand for diverse commercial spaces—from retail and hospitality to corporate offices—will only increase,” said Gwen Sala, Deputy General Manager for CDM. “Investing in CDM properties is a strategic choice for those looking to tap into Cebu’s growing market.”

A Flourishing Commercial Landscape

The commercial landscape in CDM is being enhanced by the entry of notable establishments such as Jollibee, Chowking, Bo’s Coffee, Caltex, The Future Golf Driving Range, and the TRG Football Academy, further solidifying SRP’s status as a premier destination for business and recreation.

“These lots present investors with a unique opportunity to build something significant,” said Don Ubaldo, First Vice President for Filinvest Townships. “It’s about creating spaces that are not just functional but impactful for the community and local economy.”
