Megaworld Corp. is investing PHP30 billion over the next five years to expand and enhance its office portfolio, targeting 2 million square meters of gross leasable space by 2030, the property giant announced.
The investment will support new office developments and upgrades to existing buildings in several Megaworld townships nationwide, including those in Bulacan, Pampanga, Bacolod, Iloilo, Cebu, Davao and Metro Manila.
All new developments will be LEED-registered and certified, incorporating sustainability features and modern amenities to align with global green building standards.
“We are optimistic about the office sector in the Philippines, particularly as more international companies continue to come in, either to establish their presence or expand their operations here,” said Kevin L. Tan, president and CEO of Alliance Global Group, Megaworld’s parent company.
“We see a significant spike in demand for office spaces, not just among BPO companies, but even from traditional tenants as well,” he added.
In 2024, Megaworld declared its goal of reaching 2 million square meters of gross leasable office space by the end of the decade.
The company currently holds about 1.6 million square meters in its portfolio, solidifying its position as the Philippines’ largest office developer and lessor.
Just this year, Megaworld opened new office towers covering 60,000 square meters in its provincial townships: Enterprise One in Iloilo Business Park, No. 1 Upper East in The Upper East Bacolod, and Pasudeco Tower in Capital Town Pampanga.
Within the year, another 50,000 square meters of office space is expected to open, particularly in Bacolod, Iloilo and Cebu.
“The new office towers will highlight our continuing thrust towards embracing sustainability,” said Lourdes Gutierrez-Alfonso, president of Megaworld.
“We have been putting greater emphasis on this aspect of our business. This is part of our commitment to become more mindful about how we can help protect and preserve the environment together with our tenant partners,” she added.
Megaworld has also maintained its leadership in the Bonifacio Global City (BGC) office market, where it holds nearly 900,000 square meters of leasable office space.
